Should we sell our house ourselves

Should we sell our house ourselves as our home is currently for sale with a real estate agent. He seemed a good country chap at the beginning and I felt confident. Initially the agent would contact me after an open inspection and give some mediocre feedback from the attendees - I found that i always had to chase him up on when the next open times would be, as i worked different hours and needed to know so I could have the home well presented. He was aware of this from the start, as we did discuss this very point. He said that one or two groups that have shown interest are indicating the house price at about $80,000 - $100,000 less, but he appraised the home and recommended the price range. I find now that I am not so sure about this agent any more so now I find myself with three problems I didnt need. Why do we have an agent, secondly a huge price variation and thirdly lack of communication. Should we sell our house ourselves as its being nearly two months? and quite frankly I am sick of the running around I am getting.
-----------------------------------------------------------Hi Teresa,
your question is one that is unfortunately quite a common occurrence. There are a number of reasons why this is so, but I will try and keep it brief.
As you may gather by now I did mention "quite a common occurrence" this probably comes from the background of which you have described a number of issues that have all become evident over two months and whilst on the market.
To address the communication issue firstly, there is a symptom out there in real estate land for real estate agents; it is known as "vendor shy" this is a common occurrence also, the basis of which I feel is through lack of experience, a lack of communication skills, or simply brought about by possibly 'over quoting" your selling price and what you describe could well be the fall-out. So I would suggest that you make a time to sit with your agent and let him know how you feel - it should not come to this but if there is a lack of contact, then you may need to take this initiative and come to some arrangement as to how to effectively maintain communication, whether it be by phone, weekly meetings and reviews, and or email or possibly to some smaller degree sms text messages.
The market feedback seems quite a significant difference I take it, as you have not mentioned the selling price. On this point I would encourage you to request your agent to review with you as to how he came to recommend a selling price at the start, what it was based upon - as a comparable market analysis would be a good guide after which further skills will be required to obtain a good outcome. By the description of your question however I am not convinced that you have a competent or a skilled agent representing you for the sale of your home - this then leads me to the final part. You may as well sell the property yourself if you feel confident enough to deal with a wide variety of lookers/buyers.
