Real Estate Property Listings
by Beth
(Birmingham, England)
I live in Birmingham UK, and I have a semi detached home with lounge, fitted kitchen, three good sized bedrooms and first floor bathroom and lower level wc. The property also has double glazing, gas central heating, off road parking and attractive rear garden, for sale at the moment at 120,000 pounds. My question to Advisor is this, I have had the house for sale now for several months and in this time the agent has not brought many people to inspect the house. He said it will sell fairly quickly as it is in an affordable price offering.
What can I do? I need to move due to my ill health. I am worried with the weather right now, will put off buyers too.
Beth.
-----------------------------------------------------------Hello Beth,
your description leads me to feel that you are not totally happy with how your Agent is handling the sale of your property or communicating with you. It is not uncommon to feel this way, as it probably happens to a large percentage of home sellers regardless of which country you may live.
I would suggest you review your Contract Sales Agency appointment period.
If it has expired then you may wish to give your property a rest for a couple of months and get over the current season - Seems it may be very cold and snow from all reports.
You may wish to interview say three new agents, and try to qualify in scale order, as to why you should List your property with one of them.
Ask a lot more questions important to you.
On our website we have quite a few selling tips and you may like to visit these,.
Note more particular points of what is important to you.
To qualify this reply - your property may be not selling for a number of reasons. You may have it in the hands of a not so interested agent, Or there may be an oversupply of properties for sale in your district, with less Buyers available, Or it could be slightly overpriced.
Review your current position again and maybe by resting your property, this may assist when returning to market again.
There will be new buyers and investoirs coming on, the supply of housing for sale may have changed, or your refreshed price or price range may assist in attracting new and old buyers.
In your next selection process have the Agents demonstrate what they can and will do in assisting you sell.
Of course the Appraisal price will be important too - Have all Agents provide a reasonable expected price (10 percent price expected sale)
Backed up by No charges for any expenses incurred if they do not sell in time allocated Or if they fall short in negotiating the representated Appraisal price or price range.
Very important - have all of the above presented to you for consideration and acknowledged in writing. Do not succumb to being misled by Agents saying they have a Buyer, its an old one, to lead you to commit to them and forgoing all else above.
Be careful as you may be also vulnarble given your position.
If you wish to speak with me direct, I will be more than happy to contact you direct and discuss further.
Best Wishes
