Land For Sale By Owner

We have had our land for sale for over 18 months. The land is not used much anymore as we have been retired for nearly 7 years - We have a few cattle on it to keep the grass down, it is a a few miles out from a small town and about 105 miles to nearest city. Land is fairly flat, with some feed lots and barns and old tractor. There is town water connected. I have had realtor's multi list, but nothing much was happening, they all just want to beat me down on price. I have had it in the local paper in Land For Sale by owner, but not much luck, can you give me some clues on how to sell it.

it can be frustrating for you to have been trying to have the land for sale by owner for so long. It is probably not comforting to know that rural properties can take time to sell.
From your description of the situation you may like to consider Auction as this may renew market attention to you property as against all other farms or ranches that may be competing with your property sale.
It would also be a good idea to possibly promote the property towards other applicable uses apart from what it may have been in the past - (check with local County office) My other suggestion is to review what has taken place over the past 18 months the agents various feedback, and even your own since trying to sell. Possibly talk to some local farmers that possibly would not necessarily travel past your farm - they may hold an interest. You may wish to invest in a Valuation, undertaken by an independent Valuer, this may bring some light as to where and why a general price may sit well on the market. These are a some different ways that can improve your outcome.
