I have been trying to sell my house but not having enquiries

My wife and I have been trying to sell my own house for several months now. Initially we spoke with a number of people on the phone and some came to the open home. Before we started I had two agents appraise our house, both were pretty close to each other. So we averaged their figure out and had a sign made up for the front and placed some advertisements in the newspaper. In all this time only two of the people that came to see the home gave us very low offers. So low that we could not afford to sell at. Looking in the area and compared to ours we thought that our price was fair. Now it has gone slow and we don't hear or see many people showing any interest, what do you think we can do?

your question is one that I have come across many times over the years. I am not sure as to the local market conditions there but generally there is a selling principle "anything that is priced cheaply will sell quickly" The opposite may be the case here.
It may be also possible that the two appraisals you received were both over quoted to you to try and get your business - this is quite a common occurrence too. I have found this to be a common problem for genuine home sellers. From what you have described to me it seems that you have tried to deal with the entire process yourself - As the owner and seller it can be overwhelming to say the least. Generally buyers whom see private sale houses for sale may also see this as an opportunity! They have already assumed that you have discounted the agents commission from the sale and there may be a bargain opportunity for them hence the two low offers you did not proceed with. There is still some hope however, I suggest you rest the property for a short time say over the holiday period and re-launch what you initially had set out with.
