Buying a home - Cross-Roads
We are home shopping and have found a home that we really like, but it is rather pricey. We can afford it, but we don't want to land up owning a home that isn't worth what we thought it was if we want to sell it in a few years. How can we determine what the house is really worth?

The comment "what we thought it was" hopefully is based on viewing a number of properties before you came to this point, as this will have assisted you in getting a feel for homes and prices. There may be several factors as to why you have found a home - it seems from your question that you have found the home that ticks all the boxes, bar one - the price? - Your ideal position is to negotiate the purchase to secure the property with a "cooling off" period, so to arrange a Valuation by a Registered Valuer within the cooling off period. The Valuer shall provide an independent Home Value Assessment for you which will be non biased. If no cooling off available, your investment for a valuation prior to purchase will keep your mind at peace and also confirm for you where the property sits in Value comparing it with recent sales of very similar properties to the home you feel is for you. It will be prudent to also do your sums on maintaining the purchase based on the "what if" scenario, that is if your incomes should suddenly change, that you can continue to meet your obligations also.
