Buying A House

My fiance and I are looking at buying a house soon, we have qualified for a loan. Anyhow friends of a friend have their house for sale but they were having trouble finding a buyer and can not sell it. Originally the house was for sale for $329,000.
I contacted the realtor to arrange a show through. We arrived at her office today and she said they have a couple of others similar to help make our decision process easier when comparing houses to buy. We all traveled together in the one vehicle.
We viewed the other two firstly and then our friends friend house last. We loved it! It was perfect and far better than most we had viewed, also priced very keenly for $279,950.
On the way back to her office, we all chatted and spoke openly, which included possibly placing a purchase offer agreement on the last home (our friends,friends). The realtor made mention to us, that the owners were in difficult financial situation and needed to sell quickly and that they would just about take any offer presented, even as low as $240,000, $250,000.
We looked at each other and could not believe what she was saying to us. We love the home and are happy to pay the asking price, we requested to revisit the home with our parents tomorrow. What should we do? Should we tell our friends?
If you can offer some advice as soon as possible.

your question in effect poses a lot more questions when buying a house, or even when selling a house.
Seems to me that the best thing you can do is speak with your friends and their friends, as soon as possible.
When you do I think you will pleasantly surprised.

You have written that you love the home and the price is good too.
In your meeting, also discuss the purchase, as you have in this post.
As for the Agent, this type of "carry on" does not surprise me - it takes NO skill to work against the Home Seller whom have entrusted them for proper and professional representation. This may have well have been a gigantic cost of around $50,000 against the Home Owners. That is simply not a fair deal, is it?
I think the Property Owners should take this matter further with the Realtor, and this should not impact on you and your partners effort to buy this home, but place you in the best position, if nothing else, for your friendship and refreshing honesty.
